For banks & borrowersBank MOD registration — online, without an SRO visit
When a loan is secured by property, the Memorandum of Deposit of Title Deeds is registered so the mortgage reflects in the Encumbrance Certificate and protects the lender. We register MODs presence-less through TNREGINET for banks and borrowers.
What we do for each MOD
- Scrutiny of title deeds and loan sanction terms
- Drafting of the MOD as per the bank's format
- Stamp duty and registration fee calculation
- Aadhaar authentication of borrower and bank officer
- Registered MOD delivered to the bank
Bank MOD registration: ₹4,000 per document + govt charges
What it costs
Our service charge is ₹4,000 per MOD. Government charges are extra: stamp duty is 0.5% of the loan amount (maximum ₹40,000) and the registration fee is 1% (maximum ₹8,000), so stamp duty and registration fee together never exceed ₹48,000, whatever the loan. Small Department charges such as the computer fee are additional, and we give you the exact total before filing.
For example: a ₹10 lakh loan works out to ₹13,000 (duty ₹5,000 + fee ₹8,000); a ₹25 lakh loan to ₹20,500; a ₹50 lakh loan to ₹33,000; and any loan of ₹80 lakh or more to ₹48,000.
Documents to keep ready
Copies of title deeds and parent documents, patta / chitta and a recent Encumbrance Certificate, the loan sanction letter, Aadhaar and PAN of the borrower(s) / mortgagor(s), the authorisation of the bank officer executing the document, and Aadhaar details of two witnesses.
For bank branches
We work branch by branch across Coimbatore, Tiruppur and Erode, handling the drafting in your bank's format and coordinating Aadhaar authentication with the borrower and the authorised officer, so the MOD is registered without anyone travelling to the SRO.
