Mortgage discharge registration — clear the bank's charge online

After a loan is closed, the discharge (deed of receipt / release of mortgage) must be registered so the mortgage is removed from the property's records and the Encumbrance Certificate shows the property free of the charge. We register it presence-less through TNREGINET.

What we do for each discharge

  • Verification of loan closure and the original MOD details
  • Drafting of the Deed of Receipt / Release
  • Coordination with the bank's authorised officer
  • Online submission and registration
  • Guidance on collecting your original documents

Why register the discharge?

Closing the loan and collecting a no-dues letter does not by itself remove the mortgage from the Registration Department's records. Until the discharge is registered, the Encumbrance Certificate continues to show the bank's charge — which can hold up a sale, a fresh loan or a transfer of the property later.

Documents to keep ready

A copy of the registered MOD or mortgage document, the loan closure / no-dues letter from the bank, the authorisation of the bank officer executing the release, Aadhaar of the bank officer and the owner(s), property details as in the original document, and Aadhaar details of two witnesses.

Questions

Frequently asked questions

What is a discharge or deed of receipt?

It is the document by which the bank acknowledges that the loan secured by the property has been repaid and releases its mortgage. Registering it clears the charge from the property's records.

My loan is closed. Why does the EC still show the bank's mortgage?

Because the discharge has not yet been registered. Once the deed of receipt / release is registered, the Encumbrance Certificate shows the property free of that charge.

Can discharge be registered presence-less?

Yes. Discharge / deed of receipt is one of the documents that can be registered online through TNREGINET, with the bank officer and the owner authenticated through Aadhaar.
